Got a harassment order on the guy and the judge said he committed extortion and it would be forwarded to the district Attorney :lol:

Maybe we could get the background.......on said drama ?
Simply put, he has sent me threats via texts. His latest was "care to negotiate a settlement?"
Then BOZO text what he was going to sue me for etc etc after his offer.
He's a tenant in my fathers house.
And to follow up on an insinuating comment (not you).
If you own apartments, these things happen.
If your driving truck, it can break or you can get in an accident.
And if you sleep with hookers, you might catch something.
I gotta look up if "attempt to entrap", whether it's a misdemeanor or a felony. Google time.....

It is a tough job for sure, but it opens up allot of time so I can get to the races etc. Planning on at least 5 - 3 day weekends and TF16 and MF16....

It is a tough job for sure, but it opens up allot of time so I can get to the races etc.
I wise man once said: "you don't own property, it owns you" Still, all the BS aside it's the safest way to save your wealth. Paper in the bank doesn't even pay interest anymore and it sure doesn't look like a good long term bet.

Call the utility company and shut everything off, the cold weather should make the squatters leave.
If not you will get a good laugh knowing the NE Winter is keeping him cozy at night...:lol: Seriously why get stuck with electric, water, gas bills too...

^ I wish I could. But one thing you never mess with is the Board of Health.
A tenant can get triple damages, compensation and they can come up with all sorts of thing, "I couldn't sleep", "I'm afraid of the landlord", "I've fallen in a deep depression over all this and I can't work". A court may allow them to live free for a year (if they can handle the stress). The judge is not on my side if I do anything improper or don't comply with said BOH.
You would be amazed at how well Massachusetts treats it's people that are on the States dime.
This problem is nothing compared to what could happen....

There should be details in the lease to protect the interest of the owner or land lord, in WA there's a 3 day pay or vacate notice, eviction options, some other specifics to terminate the lease
As landlord you should not be a friend or nice to people, it's simply a business.... there's homeless shelters for people who can't pay rent or a van down by the river,,,:lol:
I'm not sure if it's exactly Florida, but all states differ. Maybe even counties?
I believe in Florida after 8 days you can put a tenants items on the curb for non payment of rent.
In Mass they can get in court and I can win. Then they pull a TRO (temporary restraining order) and get another 30 days; And then they go back to court and ask for time to move out. "I don't have a job or car or help......."
Here is some more information for ya to be disgusted by. If you allow a tenant on SSI or SSDI to fall behind a bit, then it takes 7 weeks to get them in court. They cannot be forced to pay you!!! So, you lose 2 to 3k.
And Andy, thank you. They are giving the information to the DA so I don't need a lawyer.

We only know because a serial squatter moved into a nice foreclosed house next to us. 4 kids, fiance about to get out of the military (translation: prison) female pit roaming the neighborhood, almost attacked the neighbors. Instead of taking the trash to the curb they just piled it in the unattached garage, and obviously, their porch. Complete scum of the earth lying over fertile piles of crap. When they finally had to leave the left a whole uncooked turkey to simmer in the sink, and chicken breasts on the floor. Broke the tiles on the house. Disgusting voting members of our country

Very well said Joe. I've even had people who get an eviction notice to leave all the lights on and let the faucet run and or the toilet; Just to screw me even harder because THEY owe me money and I pay utilities.
Takes about 8 weeks to get mine in court. 11 days for the eviction and if they don't move out, I have to hire the sheriff, a locksmith, a mover and pay for 1 month of storage of their items!! And again, if they are on SSI or SSDI, I get nothing back; Can you believe that!!??
Absolutely unfair to the guy who takes good care of them all.....

Damn. I've rented the same house for ten years. Going on eleven now. My landlord should give me a cookie or something. Wrist watch maybe? Lol. I do almost all my own repairs except central air/ heat and he deducts my time and materials off my balance. I pay several months ahead a lot and one time a year ahead when I found out I needed open heart surgery and was worried about covering bills while I was recovering.
I do know we are exceptions to the rule. His other tenant has lived there two years and the lady before that was there five or six years. They must be lucky.

You should pre-screen the tenants before renting to them. There is a reason for researching someone's background and credit score.
Banks will not lend money to borrowers with low scores because it's not good business. If they have low scores it's a fact that they will for one reason or another fall behind on payments and more than likely to default on their obligations.
So what's next, they serve him a court summons... He kicks holes in the doors and walls, destroys all cabinets, etc... Then leaves town never to be seen again... or....?

You're a great tenant. Taunton has a heroin problem and no matter how good the look, talk or appear; If they aren't high or sick it's tough to tell. I ask them outright and give them a warning and say, THIS IS YOUR ONLY WARNING.
But, then they move in a cousin and he's on drugs. They can move in anyone they want behind my back.
I once rented to a 275# plumber, said he had a great job, showed me pays tubs. Within 1 week the neighbors were bitchin. I went there, no one was home and there were 6 air mattresses in the 2 room apartment!!!!!
I would need every single one of their full names and addresses to evict them in MASS.
So, I took the whole door off and put it in the basement. 2 days later there was a note "landlord must've taken the door off, call him or police".
They all left...... I wasn't getting screwed that time!! Vigilante justice.

You CANNOT DO BACKGROUND CHECKS!!!!
Only credit checks and allot of these people are 2 paychecks from bankruptcy so no credit card.
They give me their bosses number and most of the time it's fake.
You can ask "have you ever been evicted?", what do you think they'll say. Call last landlord, it's their mother. They ALL KNOW THE GAME!!

Situations like these are one reason i put away thoughts of renting out the place I'm remodeling. I'm sure there are good tenants out there, but how do you find them? I'm leery of even letting someone i consider a friend rent it just because of the implications :lol:
On a serious note i hope this situation works out in your favor i know that you're really at a disadvantage both ways when you rent something out.

The way to find a good one is to be patient and WAIT for the right person. An older person that works is usually good. No SSI SSDI, they sit home, roll cigarettes all day and watch Jerry Springer.
Imagine being 50 and content with out even owning a car??

I watched a movie a long time ago called "pacific heights". Just watching that movie pissed me off and I swore to myself that I would never rent property ever! If you haven't seen the movie I recommend it.
